Sanitizing is the most oversold service in this industry. It gets added to invoices by default, priced as though it were the main event, and applied to systems that never needed anything beyond a proper cleaning. Compared with the rest of what we do, we treat it as what it is: a targeted response to a specific problem — visible microbial growth, a persistent musty smell, or a history of water at the air handler.
Our rule, plainly. We will not fog an antimicrobial over dirty ductwork, because coating a layer of settled dust treats the dust and not the duct. Cleaning comes first, always. And if the ducts come back clean and there is no growth and no odor, we will tell you to skip the sanitizing and keep your money.
When It Is Genuinely Worth Doing
Visible growth on duct surfaces
Dark speckling or fuzz on the interior of the duct or the plenum, visible in the inspection photos.
A musty smell that survives cleaning
If the odor is still there after source removal, something is still growing.
Water intrusion history
A blocked condensate drain, an overflowed pan, a roof leak above the air handler, or flood damage anywhere near the return.
After a rodent or bird intrusion
Droppings and nesting material in ductwork are a genuine sanitation issue, not an aesthetic one.
Smoke or pet odor in the system
This is where deodorizing — a different product from sanitizing — is the right tool.
Before a new owner moves in
The one case where doing it as a precaution rather than a response is reasonable.

Sanitizing Is Not Deodorizing
They get sold as one thing and they are not. Sanitizing uses an EPA-registered antimicrobial to treat microbial growth on duct surfaces — it addresses a cause. Deodorizing introduces a counter-agent that neutralises or masks odor — it addresses a symptom.
If you have growth, sanitizing is the job and the smell usually goes with it. If you have a smoke or pet odor with no growth behind it, deodorizing is the job and sanitizing would be a waste of your money. We price them separately so nobody quietly buys both — both are listed on our Tucson duct cleaning price page.
A word on what we will not claim. No duct treatment sterilises a home, prevents illness, or permanently eliminates an odor whose cause is still present. If the coil is leaking or the return is pulling from a damp crawlspace, the smell comes back and no product prevents that. We look for the cause and tell you what we find, including when the fix belongs to an HVAC contractor rather than to us.
Safety, Stated Before We Start
We use EPA-registered products applied strictly per label directions. That label specifies a re-entry interval — how long people and pets should stay out of the treated space. For the products we use it is typically a couple of hours.
You will be told that number before we begin, along with what is being applied, so you can plan the day around it. If anyone in your household has asthma or a respiratory condition, say so when you book and we will talk through whether the treatment is appropriate at all.

Will it get rid of a musty smell for good?

Do you deodorize as well?
Yes, and it is a separate step. Deodorizing masks odor; sanitizing treats what is causing it. We would rather sell you the one you actually need than both by default.
Can you sanitize without cleaning first?
No, and we will not. Fogging an antimicrobial over a layer of settled dust treats the dust, not the duct. Cleaning first is the only way it does anything.
