The Four Things That Move the Price
1. Number of vents, not square feet
Square footage is a proxy; vent count is the actual work. Two 2,000 sq ft homes can differ by ten registers, and every register is a branch run that has to be brushed and vacuumed individually.
2. One air handler or two
A second system is close to a second job — its own plenum, its own trunk lines, its own blower, its own setup. This is the single biggest jump on the table above, and it is why two-storey homes are sometimes double and sometimes not.
3. Access to the equipment
An air handler in a hallway closet is straightforward. One in a tight attic in August, or in a crawlspace, takes materially longer and we would rather price that honestly than discover it on the day.
4. What is actually in there
Post-construction drywall dust, rodent intrusion or twenty years of never having been touched all take longer than routine maintenance. We look before we quote, so this is priced up front rather than added later.

A whole-home source-removal clean takes two to four hours, a truck-mounted vacuum, brushes, whips and usually two people. That work cannot be delivered for $99 by anyone, using any method, anywhere. The number is a door-opener — it buys the appointment, not the job.
What typically happens next: the price is quoted per vent rather than per system, so twelve vents becomes twelve line items. Then the return is extra. Then the main line is extra. Then sanitizing is presented as essential. The invoice frequently lands north of what an honest flat quote would have been in the first place, and the actual cleaning was often just a vacuum at the register.
